How does staging work?

Our in-house staging service is designed to meet the needs of every seller, whether we're working with a blank canvas that calls for full staging or a furnished home that just needs a few impactful touches. This streamlined approach brings out the true character of your home, enhancing its appeal without overhauling its identity. And, unlike traditional staging companies, all costs are covered within our sales fee, with no upfront charges. You only pay when your sale has completed. This means we’re fully aligned; focused on maximizing your home’s impact without adding any extra stress or expense.

Do you stage and style all homes?

We reserve full home staging for about 10% of properties—typically those that are empty or newly renovated—where we know it will have a substantial impact on value. For most homes, about 80%, we recommend styling instead. This approach is about preparing the space for photography and film, enhancing its appeal in a way that goes beyond aesthetic preferences. It’s about setting the stage to capture your home at its best, ensuring it resonates with potential buyers in every image and video.

What is your valuation process?

We start by uncovering what truly makes your home unique, examining each detail with the same curiosity and attention that prospective buyers will bring. This insight shapes an honest, realistic appraisal, grounded in both market data and the intangible qualities that set your home apart. From there, we craft a strategic plan—everything from the style of photography to the specific buyers we aim to attract.

How do you handle viewings?
